Mostly new pools, not replacements
Hope Island is newer than most of the suburbs we work in, and that changes what turns up on the quote.
Across a lot of the coast we are pulling out a twenty year old aluminium fence and working around a surround that has been paved twice. Here we are more often fencing a pool that is going in with the house, or one that is only a few years old.
That is the easier version of this job. The concrete is sound, the levels are known and the surround has not been modified. It also means we are frequently working alongside the pool builder and the landscaper, which we are set up for. Tell us the program and we will quote against it.
Estates, approvals and timing
Much of Hope Island sits inside gated estates and resort communities, each with its own design guidelines and approval process.
It is not complicated, it is just a step, and it is a step that catches out installers who do not work here often. Glass is made to your measurements and cannot be altered afterwards, so ordering before an approval lands is how a straightforward job turns into an expensive one. We build the approval into the timeline at quote stage.
Canal frontage and what it means for the hardware
Hope Island canals are tidal and connected to the Coomera River system, so there is genuine salt in the air without the constant spray of an open Broadwater frontage.
Marine grade fittings, specified to your particular address. A house on the water gets a different specification to one backing onto the golf course, and the honest version is that plenty of Hope Island addresses do not need the top grade.
New builds want the whole package
Because so much here is new, the pool fence is rarely the only glass on the job. Balcony balustrades, stair balustrades and pool level barriers usually come up in the same conversation, and doing them together is cheaper than doing them a year apart

Golf frontage. Away from the canal, gentler on hardware, and the fence sits between the yard and the fairway rather than the water.
Working with your builder
If your house is still under construction, the useful thing to know is that glass goes in near the end. Spigots fix into the finished surface, so we need the surround complete and cured before we set out.

Yes, and on new builds here that is the normal way it goes. Give us the program and we will quote against it so the glass lands when the surround is ready rather than three weeks after.
Do Hope Island estates need approval for pool fencing?
Most of the gated estates and resort communities have design guidelines that cover it. We factor the approval step into the timeline rather than ordering glass and hoping.
Do I need the top grade of stainless in Hope Island?
On the canal, usually yes. Backing onto the golf course, usually not. We look at the address rather than applying a blanket specification.
