What builders and body corporates actually need
Commercial glass is not a bigger version of a residential job. The glass is similar. Everything around it is not.
What decides whether a commercial job goes well is documentation, staging and whether the installer turns up when the program says they will. We have been doing this on the Gold Coast since 2015 and we are set up for it.
The work
Apartment buildings. Balcony balustrades, common area barriers, stair and lift lobby glass. Repeat detailing across many levels, which rewards getting the first one exactly right.
Resorts and short stay. Pool barriers and balustrades that take heavy public use and constant salt exposure, where a failed latch is a liability rather than an annoyance.
Offices and commercial fitouts. Mezzanine edges, void barriers and internal glass in open plan spaces.
Body corporate remediation. Replacing failed or non-compliant balustrades on existing buildings, usually where salt has taken the original fittings.
What you get from us
Form 15 on completion. Our licensed contractors issue a compliance certificate for every installation. On a commercial job that is not a nicety, it is what your certifier is waiting on.
Hardware specified to exposure. On a beachfront tower the fittings are the whole conversation. We specify the stainless grade to the elevation, not to the building average, because the seaward face and the sheltered face are living in different environments.
Ten year warranty covering faulty supplies and installation faults.

Staging and access
Most commercial jobs are decided on logistics rather than glass. Access, hoisting, level by level staging, working around other trades and around residents.
We quote against your program. If the program is not achievable we will say so at quote stage instead of agreeing to it and then holding up the trade behind us.

Do you work with builders and developers directly?
Yes. Builders, developers, body corporate managers and strata committees. Enquiries from trade come straight to Todd rather than into the residential queue.
Can you handle multi level apartment jobs?
Yes. Repeat balcony detailing across multiple levels is a large part of the commercial work. We quote against your staging and access plan, since that is what actually sets the timeline on a tower.
What documentation do you provide on completion?
A Form 15 compliance certificate issued by our licensed contractors, plus the warranty documentation. If your certifier needs anything additional, tell us at quote stage rather than at handover.
Do you do remediation on existing buildings?
Yes, and it is a growing part of the work. Most of it is failed fittings on older beachfront buildings where the original stainless was underspecified for the exposure.
